David Williams is a Principal Shareholder and the Chief Executive Officer of Oak Grove Capital. David is a veteran in the Multifamily Housing industry having more than 25 years of experience in operations and credit risk management. He is considered one of the nation’s leading Multifamily Housing, Seniors Housing, and Affordable Housing financing experts. David has led companies that have provided more than $7 billion in financing for thousands of properties across the country. He and his partners brought their entrepreneurial spirit back to GSE lending when they purchased Muni Mae’s agency servicing portfolio in 2009.
Additionally, David is a Principal and the Chief Executive Officer of Oak Grove Realty Services, the property management arm of his real estate holding company. He majored in finance and economics while earning three letters in football at the University of Minnesota.

Kevin Filter is a Principal Shareholder and the President of Oak Grove Capital. With more than 30 years of experience, Kevin is a veteran in providing financing to the Multifamily Housing industry. His knowledge and expertise helps provide creative finance solutions for Multifamily Housing, Affordable Housing, Seniors Housing and Healthcare. Kevin was a Principal and the President of Glaser Financial Group which he co-founded in 1986. Under Kevin’s leadership, his companies have provided more than $7.5 billion in financing.
Additonally, Kevin is a Principal and the President of Oak Grove Realty Services, the property management arm of his Multifamily Housing holding company. Kevin received a Bachelor of Science from Macalester College.

Neil Cullen is a Principal and Managing Director at Oak Grove Capital. Neil has been providing commercial real estate financing solutions for more than 30 years. His expertise is Multifamily finance with an emphasis on Agency executions. Neil has been involved in more than $10 billion in Fannie Mae, Freddie Mac and FHA financing.
Prior to joining Oak Grove, Neil was the Corporate Managing Director and Co-President at PW Funding/Charter Mac. He was a Principal and Senior Executive Vice President at American Property Financing, Inc. Neil was also co-founder of American Mortgages, Inc. and AMI Capital.
Neil is also the Principal of Cullen Companies, his real estate holding company. Neil has a Bachelor of Arts in political science from Regis University.

Brian Ranallo is the Chief Operating Officer at Oak Grove Capital. Brian offers more than 20 years experience in investment banking, real estate and investment advisory. During his tenure at Piper Jaffray, Brian originated more than $1 billion in taxable and tax exempt securities as the leader of the Real Estate Finance group.
Prior to joining Oak Grove, Brian held various senior management and production related positions within the financial services industry. He began his career as an investment banker for Piper Jaffray, where he succeeded to the Managing Director Fixed Income Capital Markets and then the Chief Administration Officer. In addition to Piper Jaffray, Brian has worked for SunAmerican Affordable Housing Partners, Vector Wealth Management, and LADCO Development.
Brian has a Bachelor of Arts in finance administration from the College of St. Thomas. He has been issued Securities Licenses 7, 63, and Supervisor License 24.

Julie Campbell is the Chief Financial Officer at Oak Grove Capital. Julie has more than 25 years experience in finance and accounting. Julie oversees all capital and corporate accounting functions at Oak Grove as well as the human resources, information systems, and administrative functions. Julie’s strengths include corporate governance, cash management, internal and external financial reporting.
Julie played a significant role in facilitating Oak Grove’s acquisition of Muni Mae’s agency servicing portfolio. Prior to Oak Grove Capital, Julie was the Chief Financial Officer for Oak Grove Realty Services, Vice President for MMA Financial, and Corporate Controller for Glaser Financial Group.
Julie received a Bachelor of Science degree in accounting from Metropolitan State University.

Jessica Morgan is the Executive Vice President of Corporate Initiatives at Oak Grove Capital. Jessica brings a unique perspective to the Oak Grove Team given the multitude of positions she has held with the firm and previous companies. Jessica has extensive experience in the origination and underwriting of Multifamily and Seniors Housing having been involved in more than $2 billion of originations. She is involved in every facet of Oak Grove Capital including originations, underwriting, servicing and asset management, accounting, treasury and IT. She focuses on best practice initiatives and maximizing productivity.
Subsequent to her current role, Jessica was a Managing Director for Oak Grove Realty Services, Inc. leading their Acquisition and Finance Team.
Jessica received a Bachelor of Science in real estate from St. Cloud State University and a Master of Business Administration from the Carlson School of Business at the University of Minnesota.

Timothy Leonhard is the Managing Director of the Affordable Housing debt platform. Tim has been involved in the development and financing of Affordable Housing since 1998. He has closed more than $2.5 billion of Affordable Housing debt transactions in more than 35 states.
Tim has extensive experience with Fannie Mae, Freddie Mac, and HUD loan programs having financed properties that have combined a variety of subsidies including federal historic tax credits, state historic tax credits, federal low income tax credits, state low income tax credits, tax-exempt bonds, and various forms of subsidy financing from local, state, and federal sources such as IRP decoupling, Tax Increment Financing, various HUD community redevelopment funding sources, tax abatements, tax exemptions, and PILOTs.
Tim’s tenure includes Managing Director at MMA Financial, Vice President at Glaser Financial Group, Vice President at Charter Mac, and a Project Manager at Historic Restoration Incorporated.

Ken Dayton is the Managing Director of St. Paul for Oak Grove Capital. Ken has been involved in the evaluation and capitalization of Market Rate, Affordable Housing, and Seniors Housing for more than 25 years. Ken has originated over $2.5 billion in loans throughout the Midwest.
Ken facilitates financing solutions that are customized to his client’s needs. He has extensive experience with Fannie Mae, Freddie Mac, and FHA permanent and construction loan programs. Ken has structured transactions ranging from cash-out refinances to complex tax exempt affordable housing with LIHTC and various other subsidy layering.
Prior to joining Oak Grove, Ken was a Vice President at MMA Financial, Vice President at Glaser Financial Group, Chief Underwriter at Glaser Financial Group, and a partner at a commercial appraisal firm. Ken received a Bachelor of Science in real estate from St. Cloud State University.

Bill Kauffman is the Managing Director of Oak Grove Capital’s Seniors Housing debt platform. Bill has originated more than $2 billion of seniors housing financing throughout the nation. He has more than 30 years experience in the commercial real estate finance industry.
Bill has structured acquisition, refinance, bridge, and construction financing solutions to senior housing and nursing home borrowers through Fannie Mae, Freddie Mac, FHA, direct lending, and alternative sources.
Prior to joining Oak Grove Capital, Bill managed the Seniors Housing and Healthcare Group at Berkadia Commercial Mortgage subsequent to originating seniors housing loans for Capmark Finance Inc. and GMAC Commercial Mortgage. Bill also managed the Fannie Mae DUS program at Republic Realty Mortgage Corporation.
Bill received his Master of Business Administration from University of Southern California and a Bachelor of Arts degree from Bucknell University.

Karen Shea is the Chief Underwriter at Oak Grove Capital. Karen offers almost 20 years of Agency underwriting experience with extensive knowledge of Fannie Mae and Freddie Mac Multifamily and Affordable Housing financing. She has been responsible for more than $4 billion of Agency financing. Karen served as the Chair of the Fannie Mae Chief Underwriters Forum from December 2008 through July 2010.
Prior to joining Oak Grove, Karen was a Managing Director of Risk Policy for Centerline Capital Group overseeing Fannie Mae and Freddie Mac conventional loan transactions. During her tenure at Centerline, Karen was Director of Risk Policy for Affordable Housing, Regional Chief Underwriter and Regional Center Manager. In addition to Centerline, Karen was the Deputy Chief Underwriter at American Property Financing, Inc. and an underwriter at AMI Capital, Inc (both of which have now been purchased by Wells Fargo).
Karen received a Bachelor of Science in finance from Virginia Polytechnic Institute and State University.

Kurt Dayton is the FHA Chief Underwriter at Oak Grove Capital. Kurt has been involved in the evaluation and capitalization of commercial real estate for almost 20 years and offers more than a decade of experience in Agency underwriting.
Kurt has facilitated more than 220 FHA transactions exceeding $1.7 billion. He has structured transactions under each of the FHA loan programs. Kurt understands the technical aspects and complexity of niche asset classes including Affordable Housing, Seniors Housing, and Hospitals. He has been MAP approved since 2000 and LEAN approved since 2008.
Prior to joining Oak Grove, Kurt was the HUD Chief Underwriter for MMA Financial and HUD Chief Underwriter and Deputy Chief Underwriter at Glaser Financial Group and a licensed commercial real estate appraiser. Kurt received a Bachelor of Science in real estate from St. Cloud State University.

Kevin Sullivan is the Director of Servicing and Asset Management. Kevin’s servicing experience spans more than 10 years. His expertise is Fannie Mae, Freddie Mac, and FHA servicing and investor accounting.
Kevin is responsible for servicing Oak Grove’s $7 billion portfolio and asset managing more than 1,200 loans. Prior to joining Oak Grove, Kevin was the Director of Servicing at MMA Financial and Glaser Financial Group and a Mortgage Analyst at NorthMarq Capital.
Kevin has a Bachelor of Arts in accounting from St. John’s University.
